According to statistical data from the UK property website Zoopla, the northwest of England has the shortest average property sales cycle, while the sales cycle in the central, southern, and Welsh regions has increased by almost two weeks compared to last year.

Across England, it takes an average of 34 days to sell a property after listing. However, in areas like Salford, Basingstoke & Deane, and Sheffield, the pace of home sales is faster, with an average sales cycle of only 24 days.

Waltham Forest in London is the only area in the city where the pace of home sales exceeds the England average, with an average selling time of 24 days.

In most parts of England, two-bedroom terraced houses are the most popular property type, while the sales cycle for four-bedroom properties is relatively longer.

However, in popular areas like the northwest of England, the fastest-selling property type is a one-bedroom apartment, with an average sales cycle of about 21 days and a price of around £100,000. In contrast, four-bedroom homes in the region typically take about 53 days to sell.

In London, the sales cycle for four-bedroom and larger high-priced detached properties is approximately 59 days.

Izabella Lubowiecka, Senior Property Researcher at Zoopla, pointed out, "Over the past year, the average time to secure a sales agreement has increased by almost two weeks."

She explained that the reasons for this change include a reduction in the number of buyers and the rise in the cost of living and mortgage rates, causing many people to pause their plans to find new residences. However, she emphasized that the current market conditions are just returning to normal levels before the pandemic.

Lubowiecka added, "Anyone planning to sell a property should be prepared that selling a property may take longer than in the past few years."
