Abstract: The research indicates that the optimal time for buying or selling properties is typically during the spring or summer, with Cambridge identified as one of the most competitive areas in England. According to analysis conducted by getamover.co.uk using Zoopla data, selling prices in most parts of Scotland tend to exceed the listed prices, indicating fierce competition in the northern Scottish market.


In East Lothian, properties typically sell for £36,708 more than the listed price, while in East Dunbartonshire, Edinburgh City, and East Lothian, this difference amounts to £31,662, £30,627, and £29,456, respectively. These research findings reveal the increasing trend in housing prices in some of the popular areas of the UK real estate market.
