Anna Ward, Assistant Director of Knight Frank's research team, explained, “The number of energy-efficient new homes is steadily increasing, with the second quarter of this year recording the highest number of new homes achieving an EPC A rating.” She added, “We are witnessing a rising demand for these energy-efficient homes, marking a significant shift for the first time in three years. This trend is likely to continue as more buyers consider future environmental regulations and plan ahead.”
The appeal of energy efficiency to homebuyers is not limited to new builds; there is a growing willingness to undertake energy efficiency upgrades in existing homes. Two years ago, only one in five buyers considered such renovations, but now this proportion has increased to nearly 30%, indicating a growing interest in enhancing home convenience and energy performance.
The allure of new builds extends beyond energy efficiency. Buyers are also attracted by the absence of a sales chain and the opportunity to engage in off-plan purchases. Off-plan buying allows buyers to secure their desired property in advance and participate to some extent in its design and configuration. Additionally, 25% of respondents cited future environmental regulations as a key consideration in their decision-making process, up from 20% two years ago.

Mark Evans, Knight Frank’s Regional New Homes Director, stated, “There is clearly a demand for new homes, and in recent weeks, we have seen an increase in inquiries and sales in certain areas of the UK, particularly in the Southeast and Midlands. Developers need to offer as many energy-efficient features as possible to cater to these savvy buyers who are looking for long-term benefits and opportunities to meet future energy-saving goals.”
To meet the demand for energy-efficient homes, developers are actively incorporating various innovative technologies and eco-friendly materials. For example, some new builds feature the latest insulation materials, solar panels, and high-efficiency appliances and systems. These technologies not only significantly reduce the energy consumption of homes but also enhance living comfort and quality of life. Additionally, developers are integrating more green elements into home designs, such as green roofs, rainwater harvesting systems, and natural ventilation designs, further boosting the environmental performance of homes.
Energy efficiency is not only a top consideration for buyers but also a key focus for governments and environmental organizations. With the growing urgency of global climate change issues, governments worldwide are enacting stricter environmental regulations, requiring new homes to meet higher energy efficiency standards. These regulations not only help reduce carbon emissions but also save energy costs for buyers in the long run. Consequently, homebuyers are increasingly inclined to choose energy-efficient properties that comply with the latest environmental standards.
Beyond energy efficiency benefits, new builds offer other significant advantages. Firstly, new builds typically feature more modern designs and more efficient space utilization, making living more comfortable and convenient. Secondly, new builds often come with longer warranties, reducing maintenance and repair costs after purchase. Moreover, new build communities usually offer more comprehensive facilities, such as gyms, swimming pools, and community gardens, further enhancing residents' quality of life.
